Our community has collected Greater than the 60 votes required for modification of the Covenants and Restrictions to allow for chickens / hens (no rosters) under section 5 LIVESTOCK and ANIMALS.
Section 5 will be updated to read:
“No animals, livestock, goats or poultry of any kind shall be raised, bred or kept on any lot or property except that horsed, dogs, cats, chickens (no roosters) or other household pets may be kept, provided that they are not kept, bred or maintained for any commercial purpose”. Homeowners that elect to have chickens must adhere to the Seminole County Planning and Development guidelines highlighted below:
1. You may have up to 4 chickens, roosters excluded.
2. Chickens must be kept within a coop and enclosure, which must be screened from the neighboring property.
3. The coop and enclosure must be located behind the home.
4. The coop and enclosure must be a minimum of 10 feet from the rear and side property lines and 20 feet from any neighboring residential homes. If you are on a corner lot, the coop and enclosure must meet the required side street setback for the applicable zoning district.
5. Your chicken coop meets:
a. Has a minimum of 4 square feet per chicken;
b. Does not exceed 100 square feet; or building permit is required
c. Does not exceed 8 feet in height;
d. Must be completely secured from predators;
e. Must be covered and ventilated; and
f. Must be tied down for wind resistance.
Note: We are exempt from the Backyard Chicken Program because we are zoned as A-1 and therefore not required to apply for county approval.

When requesting an Estoppel, the home owner needs to have turned in their lake key to the lakeboard representative first. Failure to do so will add a $250 fee to closing documents
